MISTAKE #1 – NOT HAVING PROPER DIALOGUE BETWEEN THE ARCHITECT AND THE GENERAL CONTRACTOR DURING THE DESIGN PHASE!
It is critical that the design professional and the contractor are on the same page AT THE BEGINNING of the design phase, to ensure a proper set of working plans are produced, which will vastly reduce field change orders and reduce impact to the schedule. We strongly recommend that you choose a contractor at the same time you are choosing an architect, so that everyone is clear on the budget and design options, and that suggestions for value engineering can be made and analyzed prior to the plans being finalized!
MISTAKE #2 – FAILURE TO ALLOW A PROPER AMOUNT OF TIME FOR PREPARATION OF THE PLANS, PERMITTING THROUGH THE APPROPRIATE MUNICIPALITY, AND ACTUAL CONSTRUCTION OF THE REQUIRED IMPROVEMENT!

A successful General Contractor is only as good as the subcontractors they use. Make sure your contractor of choice has a good working relationship with the subcontractors they plan on using.
